Whilst
we are based in Ulverston we are happy to take on the management
of properties throughout the South Lakes and the Furness Peninsula
though we do always make sure that we are close enough to
your property to respond promptly.
When we
meet you we will give you a Service Agreement. This details
in full what we will do for you. If you decide to employ us,
both parties would sign this and you would then be completely
assured as to the basis on which you employ us. We will not
market your property until this is received at our office.
What we do
FREE, NO OBLIGATION RENTAL APPRAISAL
Whilst we are happy to discuss in brief the letting of
property over the telephone we always recommend that a visit
to the house you wish to let is the best way to proceed. At
this time we can advise you regarding your particular circumstances
and property, acheivable rent, safety regulations, legal obligations
and discuss any matters of concern you may have.
ENERGY PERFORMANCE CERTIFICATES (EPC)
From 1.10.08 all rented properties before they can be marketed must have an energy performance certificate which will then last for 10 years. We will employ Craig Hamilton to conduct this work on your behalf. It is a legal requirement and the cost will be your responsibility. A copy of the EPC (rating and recommendation report) must be made available, free of charge, when prospective tenants are first given written information about a dwelling or are arranging to view it and must be given to the person who ultima tely becomes the tenant before any rental contract is entered into.
Where the landlord has an agent, they may be given the task of ensuring that these requirements are met however, the landlord will remain responsible for any breaches.
LET ONLY
SERVICE - if you choose this option we would:-
Place
the property on our available list, on our website and display details of your property
in our window.
Contact
interested parties on our mailing list.
Advertise
your particular property in the local press on a regular basis
until it is let.
Erect
a To Let board by arrangement at no charge to you.
Conduct
accompanied viewings.
Take up
comprehensive references on your prospective tenant for your
approval - we have access to services often not available
to private individuals for checking potential tenants to safeguard
your letting.These are then sent to you for your approval.
Arrange
safety checks and insurances if required.
Prepare
a detailed inventory and schedule of condition.
Prepare
the tenancy agreement
Conduct
a formal ingoing at the property.
Inform
the utilities of the changeover.
We would
then hand over the management of the property to you or your
representative.
FULL MANAGEMENT
SERVICE - this includes all of the above but in addition we
would:-
Manage
your property on a day-to-day basis.
Collect
rent due and account to you promptly.
Conduct
quarterly inspections and submit a written report to you.
'Troubleshoot'
on your behalf.
Conduct
an outgoing inspection at the end of the tenancy.
Inform
the utilities of the changeover.
If you
wished us to market the property again it would be back to
stage one.
ACQUISITION
OF PROPERTIES
We can advise you on potential purchases and produce projections
for your finance purposes. Please bear in mind that we are
not accountants or tax experts and therefore we will advise
you if you need to take additional advice.
